Guide prices for 2026 assuming sound roof timbers and standard access. Complex roofs with multiple valleys, dormers or chimneys sit towards the top of each range. South West London prices typically run 10 to 15 per cent above Berkshire equivalents, mainly due to access and parking constraints.

The figure on your written quote is the figure you pay. The only honest exception is hidden timber rot, which nobody can see until the roof is stripped; if we find any, we photograph it, price the fix and agree it with you before touching it.
Two houses on the same street can get quotes thousands of pounds apart, for good reasons. These are the six factors doing the moving.
Area drives materials and labour, but shape matters just as much. A plain gable-to-gable roof is quick; hips, valleys and dormers add cutting, leadwork and time.
Concrete tile is the value option, clay costs more and lasts longer, natural slate is the premium. The right answer depends on the house, the budget and the planning context.
Terraced streets, conservation areas, rear extensions and shared alleys all complicate scaffolding. Straightforward access keeps you at the bottom of the range.
Sound timbers cost nothing extra. Rotten rafters, wall plates or laths discovered on strip-out are priced openly with photos before any extra work starts.
Every chimney means flashings, soakers and often repointing while the scaffold is up. It is far cheaper to do it now than to scaffold again in two years.
Berkshire and Surrey prices sit close to the guide ranges above. Inner South West London runs higher, mostly through parking permits, restricted hours and access.
