Re-Felting & Re-Battening, Explained

Tiles get the attention, but two hidden layers decide whether a tiled roof actually keeps water out:

  • The felt (underlay) catches any wind-driven rain that gets past the tiles and carries it down to the gutter. When it goes brittle and tears, the roof leaks even with every tile intact.
  • The battens are the timber rails every tile hangs on. When they rot or the nails corrode, tiles slip no matter how good they look.

On our Richmond clay tile job we stripped the roof right back and renewed both: new felt across every elevation, new treated battens gauged to the tile, then the clay tiles fitted over the top with lead flashings dressed at the junctions. The same job also included rebuilding a flat roof section, so the whole property was watertight in one visit.

If a roofer quotes you a re-tile without mentioning felt and battens, ask what happens to them. It is the difference between a new roof and an expensive tidy-up.

What State Is the Felt In?

Sound felt means a repair will hold. Perished, torn felt means water will keep finding new ways in, and only a strip and re-felt fixes that.

What Will It Cost Over Five Years?

If rolling repairs will cost more than a re-tile over the next few years, we say so. If a modest repair genuinely solves it, we say that instead.
