What We Fit

We install roof windows and skylights in pitched and flat roofs across Windsor, Berkshire, South West London and north Surrey. Velux and equivalent roof windows from the other main manufacturers, supplied and fitted by the same team that lays the roof itself.

Every skylight is cut in, flashed and weathered as part of the roof, not stuck on top of it. The underfelt is dressed into the opening, the flashing kit is the one made for your tile or slate, and the courses are cut and closed around it so water is shed away from the frame rather than left to find a way past a bead of sealant.

Leaking, Misted or Cracked Skylight?

Here is the thing most homeowners are never told: the majority of "skylight leaks" are not the skylight at all. They are the flashing kit and the covering around it. Replace the window and you can keep the leak. We diagnose it first.

Leaking Flashings

The commonest fault by far. A flashing kit that was wrong for the covering, never dressed down properly, or has lifted with age, letting rain run behind the frame and down the plasterboard inside.

Failed Seals

The rubber gaskets and weather seals around an older roof window perish and shrink. Water gets past on driving rain, and draughts follow. Seals can usually be renewed without touching the glazing.

Misted or Cracked Glazing

Condensation trapped between the panes means the sealed unit has blown. Where the frame is sound the glazing unit can be swapped on its own, which is a very different job to a full replacement.

Why Skylights Leak, and How We Stop It

A roof window is a hole cut in the one part of your house whose whole job is keeping water out. Get the detailing right and it will sit there for decades. Get it wrong and it will find you every time the wind blows the rain sideways.

Most of the failures we are called to trace back to the same handful of shortcuts: a universal flashing kit forced onto a deep-profile tile it was never made for, underfelt cut off short at the opening instead of dressed into it, tiles trimmed too tight so there is no run-off either side, or a frame bedded in sealant and hoped for the best. Sealant is a repair for a Tuesday afternoon, not a detail.

We fit the correct kit for your covering and pitch, dress the felt into the opening so anything that gets past the tiles is carried back out, cut and close the courses around the frame properly, and leadwork the junctions where lead is the right answer. Then we make good inside so the reveal looks finished, not patched.

Dark central landings have no external wall to borrow light from. One roof window over the stairwell lifts the whole middle of the house.

Light straight down over an island or a run of units, plus somewhere for steam and cooking heat to escape on an opening window.

Extensions

Single storey extensions push the original back wall inwards and can leave the middle of the house gloomy. Roof glazing in the new section fixes it.

Garage conversions, side returns and extensions with a flat roof take a lantern or flat roof window on a built upstand. Often done at the same time as a new flat roof.

Glazing a flat roof is a different discipline to glazing a pitch. Water does not run off a flat roof, it makes its way off, so the glazing has to sit above the level everything drains across. That means a timber upstand built into the deck, not a frame laid onto the covering.

We cut and trim the deck, build and insulate the upstand, then run the covering up and over it so the weathering is continuous roofing rather than a mastic joint doing a job it was never designed for. It is work we do alongside our flat roofing, and the natural time to do it is when a flat roof is being replaced or re-covered anyway.

A roof window that has been fitted correctly should not leak. When one does, the fault is almost always the flashing kit around the window rather than the window itself: the wrong kit for the covering, an underfelt that has not been dressed into the opening, or a flashing that has lifted over the years. We find where the water is actually getting in before we quote, so you are not paying for a new window when the surround is the problem.
Most roof windows on a house fall under permitted development, provided they sit close to the plane of the roof and no higher than the highest part of it. Flats, listed buildings, conservation areas and homes that have already been extended can all be treated differently, and rules change, so we always advise checking with your local planning authority before anything is ordered. We will tell you honestly if we think your job is one worth checking.
