Damp on the Chimney Breast

A brown or grey patch on the chimney breast, upstairs or down, is the classic sign. The brickwork above has become saturated and moisture is wicking through the plaster.

Stains After Heavy Rain

If a ceiling mark darkens during a downpour and dries out afterwards, rain is getting past the flaunching or flashing and running down inside the stack.

Musty Smell From the Fireplace

A damp, musty smell around the fireplace often means water is standing inside the flue, usually because an open, unused pot has no cap on it.

Mortar Debris in the Grate

Water usually gets in through failed flaunching on top of the stack, eroded mortar joints in the brickwork or a worn lead flashing where the chimney meets the roof. Because the stack passes down through the house, that water tracks along timbers and shows up as a damp patch on a bedroom ceiling or chimney breast, often nowhere near the actual entry point. We trace the source properly before we quote, so you fix the cause rather than redecorating over the symptom.
Flaunching is the sloped mortar bed on top of the stack that holds the chimney pots in place and sheds rainwater. It sits in the most exposed spot on the house, so decades of frost and rain eventually crack it. Once cracked, water sits in the gaps, freezes, and opens them wider each winter. We cut out the failed mortar and re-flaunch with a fresh, properly shaped bed.
Yes. A leaning stack usually means the mortar joints have decayed to the point where repointing alone will not make it safe. We take the stack down to sound brickwork and rebuild it, reusing bricks where possible so it matches the house, then finish with new flaunching and lead flashing. You get a clear written quote for the full rebuild before any work starts.
In most cases, yes. An open, unused flue lets rain fall straight down inside the stack and lets birds nest in it. A vented cap or cowl keeps rain and wildlife out while still letting the flue breathe, which prevents condensation and damp inside the chimney breast. We can fit caps or cowls as a stand-alone job or alongside other chimney repairs.
