The Flat Roof We Replaced in Chatham

A rear extension in Chatham with a flat roof that had reached the end of its life. We took it back to the joists rather than laying yet another layer over the top, and what was underneath made the case on its own: a saturated deck and several joists that had rotted through.

Yes. In July 2026 we replaced the flat roof on the rear extension of a house in Chatham, along with the adjoining raised terrace area. The roof was stripped back to the joists, failed and rotten timbers were cut out and replaced with new treated timber, mineral wool insulation went in between the joists, a new SterlingOSB Zero deck was laid over the top and the roof was finished in a three-layer torch-on felt system with a grey mineral cap sheet. Sometimes, and if a patch is genuinely the right answer we will say so and price it. What we will not do is lay new felt over a deck that has already given up. On the Chatham job the deck was saturated and several joists had rotted underneath, so a patch would have looked fine for a season and then failed. We inspect first and tell you which of the two you are actually dealing with.
