Our Most Recent Medway Job: A New Flat Roof in Chatham

Plenty of roofing companies will tell you they cover Medway. We would rather show you a roof we finished here. In July 2026 we replaced the flat roof on the rear extension of a house in Chatham, and the whole job was photographed from the first board coming off to the handshake at the end.

The old covering came off and the roof was stripped right back to the joists, which is where the real story was. The deck was saturated and several of the joists underneath had rotted. Felting straight over that would have looked fine for a season and then dipped, split and started letting water in again, with the rot spreading quietly the whole time. Every failed timber was cut out and replaced with new treated timber before anything went back on.

Then it was built up properly: Superglass mineral wool insulation between the joists, a new SterlingOSB Zero deck laid over the top, and a three-layer torch-on felt system finished with a mineral-finish grey cap sheet. The upstands, the wall abutments and the threshold at the patio doors were all dressed and flashed, and the adjoining raised terrace area was covered in the same system so the two surfaces run as one. It is covered by our company workmanship guarantee.

Why the Layers Underneath Decide How Long a Flat Roof Lasts

Most failed flat roofs in Medway did not fail at the surface. They failed underneath it, months before anyone noticed a stain on the ceiling.

Sound Structure First

Timber that has taken on water does not dry out under a new covering, it keeps rotting. We strip back far enough to see what we are dealing with and replace what has failed, which is why the Chatham roof got new treated timbers before a single sheet went down.

A Deck Worth Bonding To

Torch-on felt is only as good as the board beneath it. A fresh SterlingOSB Zero deck gives a flat, solid surface for the layers to bond to, instead of a soft old board that flexes every time someone walks on the roof.

Each layer is heated and bonded to the one below, so nothing has to be nailed through the finished waterproofing. Every mechanical fixing through a covering is a hole, and the mineral cap sheet on top takes the UV that turns cheap felt brittle.
