What is really leaking

Most Skylight Leaks Are Not the Skylight

A roof window that drips is easy to blame on the window. Most of the time the window is fine. The leak is in the flashing kit around it, or in the tiles and felt next to it, and replacing the window keeps the leak.

The faults we find on Velux and other roof windows, in the order we find them:

  • Flashing kit faults: a kit made for flat tiles forced onto a deep-profile tile, a kit that was never dressed down, or one that has lifted with age
  • Felt cut short at the opening, so water that gets past the tiles runs straight in round the frame
  • Tiles cut too tight or too loose to the frame, leaving water nowhere to run
  • Perished seals and gaskets that let driving rain and draughts past the sash
  • Misted glazing: condensation between the panes means the sealed unit has failed
  • Cracked glass from impact or a falling branch

Water on the window board or down the reveal after rain, a stain on the ceiling beside the window, or a constant film of mist between the panes are the signs to look for.

How we repair it

Diagnose First, Then Repair

We find the fault before we price the fix, so you never pay for a new window to cure a flashing problem.

01

Inside and Out

We check the reveal and ceiling inside, then the window, the flashing and the covering around it on the roof.

02

Find the Cause

Flashing, felt, tiles, seals or glazing: you get photos of the actual fault and a plain explanation.

03

Repair the Right Part

A new flashing kit, the felt dressed into the opening, the tiles recut, new seals or a new glazing unit.

04

Replace If Needed

Where the frame itself has rotted, the window is replaced into the existing opening and weathered back in.

Done properly

Re-Weathering a Roof Window Properly

A roof window is a hole cut in the part of your house whose whole job is keeping water out. It stays dry when the detailing around it is right, and it leaks every time the wind drives the rain sideways when it is not.

When we re-weather a roof window, we lift the tiles or slates around it and look at what is underneath. The felt is dressed into the opening and up the sides of the frame, so anything that gets past the tiles is carried back out over the flashing. The flashing kit is the one made for your covering, flat tile, profiled tile or slate, and fitted to the maker's instructions. The courses are cut and closed around the frame so water runs away either side rather than sitting against it.

Where the window sits in a flat roof, the problem is often the upstand it sits on. A frame bedded straight onto the covering sits in standing water. It needs a built upstand with the covering dressed up and over it.

What Skylight Repair Costs

Skylight repairs are priced on inspection, because a new set of seals, a new flashing kit and a new glazing unit are very different jobs. You get a fixed written quote for the part that has failed, with photos showing why.

For a sense of scale, our roof repair cost guide puts a 2026 leak trace and repair at £150 to £500, and a lead flashing repair at £200 to £500. Access is the biggest variable: many roof windows are reached from inside or with a roof ladder, which keeps the cost down.

A repair is the right answer when the frame is sound and one part has failed. Replacement makes sense when the frame has rotted, the window no longer opens or closes properly, or you want a bigger window while the roof is open. We fit new roof windows as well, covered on our skylight and Velux installation page. Either way you get the honest recommendation in writing.

Proof: Tiling Around a Roof Window in East Ham

This East Ham re-roof had a roof window in the middle of a busy roof of hips, valleys and chimney stacks. Our own team laid new membrane and battens, then cut and fitted the new tiles around the window and the stacks. Every photo is from the job.

FAQs

Skylight Repair Questions, Answered

Most roof window leaks come from the flashing kit or the covering around the window, not the window itself: a kit that does not suit the tile, felt cut short at the opening or tiles cut wrong. Perished seals and failed glazing come next. We find which one before we quote.
Mist between the panes means the sealed glazing unit has failed. Where the frame is sound, the glazing unit is replaced on its own, which costs far less than a whole new window.
Not if the frame is sound. A new flashing kit, new seals or a new glazing unit fixes most leaks. We only recommend a new window when the frame has rotted or the window no longer works properly.
Yes. We repair roof windows and skylights from the main manufacturers, matching flashing kits and parts to the make and size of your window.
Yes. Flat roof skylights and lanterns leak when they sit too low on the covering. We check the upstand and rebuild it if needed, with the covering dressed up and over it so water drains away from the frame.
