EPDM rubber flat roofs in Windsor, Berkshire and South West London, laid in a single membrane on garages, extensions and dormers. Book a free roof inspection and you get photos of your roof and a fixed written quote before any work starts.
EPDM is a synthetic rubber membrane made for roofing. It comes in large sheets, so on most garage and extension roofs the whole main area is covered by one piece, with no seams across it at all. Fewer joints means fewer places for a flat roof to leak.
The reasons we recommend it so often:
It suits simple, rectangular roofs best: single and double garages, single-storey extensions and dormer tops. On a roof that doubles as a balcony, GRP is the stronger choice.
The rubber goes on in a day on most roofs. The work that makes it last happens before the rubber comes out of the roll.
Old covering off and the deck and joists checked. Anything soft, damp or rotten is cut out and replaced.
A new deck laid and fixed with the falls set to the outlet, so water drains off rather than sitting on the roof.
The EPDM sheet is laid out, relaxed and bonded to the deck with adhesive, smoothed out from the middle to the edges.
Upstands dressed up the walls, edge trims and drips fitted, and the outlets sealed into the membrane.
An EPDM sheet across the middle of a roof does not leak. When EPDM roofs fail, it is almost always at the edges: an upstand that was not taken high enough up the wall, a corner that was cut instead of folded, a trim not sealed, or an outlet bodged in with mastic.
So that is where we spend the time. Upstands are taken up the wall and finished under a flashing so water cannot get behind them. Corners are folded, not cut. Edge trims are fixed and sealed so wind cannot get under the membrane and lift it. Outlets and roof lights are detailed into the sheet with the correct fittings.
Just as with every flat roof we build, the deck comes first. A new deck with proper falls means no ponding, and no ponding means the membrane is not sitting under standing water all winter. Our Kingston flat roof, shown here, started with new plywood decking for exactly that reason.
Our flat roof cost guide puts a single garage roof in EPDM rubber at £1,200 to £2,200 for 2026, and a 15 to 25 square metre extension roof at £1,800 to £3,200. The guide marks EPDM as our usual recommendation for extensions: no seams, no naked flame. Our new roof cost guide gives it a guide rate of £80 to £110 per square metre.
That puts EPDM between felt and GRP on price, with the longest lifespan of any flat roof system in our guide. On a straightforward garage or extension that makes it strong value over the life of the roof.
The figure moves with the size of the roof, how much deck and timber needs replacing and the access. If the roof also needs a warm deck insulation upgrade, the guide puts that at an extra £40 to £70 per square metre. Every quote is written and fixed after the free inspection.
A new flat roof in Kingston started with new plywood decking to give the roof a firm, flat base, with a new polycarbonate section fitted in the same job. It was finished in a built-up system, and the deck work is exactly what an EPDM roof is bonded to. Every photo is from the job.
