Flat roof repair in Windsor, Berkshire and South West London, for splits, blisters, ponding water and failed upstands on felt, EPDM and GRP roofs. Book a free roof inspection and you get photos of the fault and a fixed written quote, with an honest answer on repair or replace.
Flat roofs on garages, extensions and dormers take more punishment than any pitched roof. Water does not run off them, it makes its way off, so every weakness gets found. These are the faults we repair across Windsor and Berkshire:
Inside, you see it as a stain on the ceiling under the roof, damp at the top of a wall, or a drip that only appears in heavy rain. Outside, look for standing water, bubbles, cracks and gaps at the edges.
A flat roof repair only holds if what is underneath is sound. So we check before we patch.
We inspect the covering, the edges, the outlets and the upstands, and find where water is getting in.
We check whether the deck under the fault is dry and solid, because that decides whether a repair will last.
Splits and blisters cut out and patched in the same system, upstands redressed and flashed, outlets and trims renewed.
If the deck is wet and soft, we stop and show you the photos, because a patch will not hold on it.
A repair holds when the problem is on the surface: one split, a blister or a failed joint on a roof whose deck is still dry and firm. Patch it properly in the same material and the roof carries on for years. When that is what we find, that is what we recommend, because it is cheaper for you and it works.
It does not hold once water has got into the deck. A saturated deck keeps rotting under any patch, and the new piece lifts or splits within a winter or two. Felt over felt on a wet deck seals the moisture in and makes it worse.
The signs a repair will not hold:
On our Chatham extension and our Hampton garage the roofs went back to the bare joists for exactly this reason.
Our flat roof cost guide puts a flat roof patch repair at £150 to £450 for 2026, for splits, blisters and failed joints on an otherwise sound covering, in felt, EPDM or GRP. The guide is plain about it: a proper patch at that price buys years, not months, when the rest of the covering is sound.
Upstand and edge repairs that need more of the covering lifted sit higher, and the quote shows exactly what is included. Access is the other factor: most flat roofs on garages and extensions are easy to reach, which keeps the cost down.
If the deck has failed, the honest comparison is with a new flat roof. The same guide puts a single garage roof in torch-on felt at £1,000 to £1,800, and an extension roof in felt at £1,500 to £2,800. We put both options in writing with photos, so you are not paying for a patch that will not last.
Felting over an old flat roof is quick and cheap, and it is why so many flat roofs get replaced twice. On this Hampton garage we stripped to the joists, laid a new deck and finished it in a felt system with a grey mineral cap sheet. Every photo is from the job.
