The most common leak

Where the Chimney Meets the Roof

A chimney is a brick stack passing through a tiled or slated roof, and the two move differently. The flashing is what seals the gap between them. It is the most common leak we find on homes across Windsor and Berkshire, and the water it lets in shows up on a ceiling or a chimney breast, often well away from the stack.

A full chimney flashing has four parts:

  • Front apron: a lead skirt across the downhill face, dressed over the tiles below
  • Stepped flashings: lead cut in steps up each side, tucked into the mortar joints of the brick
  • Soakers: small lead pieces under each course of tiles at the sides, turned up against the brick
  • Back gutter: a lead gutter behind the stack that turns the water running down the roof round the chimney

The signs one has failed: lead lifted away from the brick, mortar missing from the joints the lead is tucked into, sealant smeared along the junction, or damp in the loft beside the stack after rain.

How we renew it

Renewing a Chimney Flashing in Lead

We renew flashings the traditional way, in lead, because it is the only material that lasts as long as the roof around it.

01

Strip Back

The old flashing, any sealant and the tiles next to the stack come off so the junction can be seen properly.

02

Back Gutter and Soakers

A lead back gutter is formed behind the stack and soakers fitted under each course of tiles at the sides.

03

Steps and Apron

Stepped flashings cut to the brick courses and tucked in, then the front apron dressed over the tiles below.

04

Wedge and Point

The lead is wedged into the raked-out joints and pointed in, then the tiles are refitted and the site cleared.

Lead, not sealant

Why We Do Not Patch Flashings With Sealant

The quick fix for a leaking chimney is a tube of sealant or a strip of self-adhesive flashing tape run along the junction. It is cheap and it stops the drip, for a while. Then the chimney and the roof move a fraction in the next frost, the sealant cracks away from the brick and the leak is back, often worse because water has been tracking behind it.

Lead is different. It is heavy enough to stay where it is dressed, soft enough to be worked tight to every tile and brick, and it moves with the building rather than cracking away from it. Properly cut, dressed and wedged into the brickwork, a lead flashing lasts for decades rather than months.

The weight of lead matters too. Flashings, soakers and back gutters each need the right thickness for the job, so the lead is stiff enough to hold its shape and thick enough to last. We fit the correct code of lead for each part, not one roll for everything.

Cost

What a Chimney Flashing Repair Costs

Our roof repair cost guide puts a lead flashing repair at a chimney or abutment at £200 to £500 for 2026, dressed and renewed in proper lead, not sealant. A small stack where one side has lifted sits at the bottom of that range. A full set of new flashings, soakers and a back gutter on a large stack sits at the top.

Access decides much of the cost. Many chimney flashings are reached with a roof ladder from a tower, while a tall stack on a steep roof needs scaffolding. If it does, the quote says so plainly.

If the brickwork the flashing tucks into has crumbled, the joints are repointed as part of the job, because new lead in rotten mortar falls out again. See our chimney repointing page for that. Everything comes in a fixed written quote after a free inspection.

FAQs

Chimney Flashing Questions, Answered

Damp on the chimney breast or a ceiling near the stack after rain, wet timber beside the chimney in the loft, lead that has lifted away from the brick or a line of sealant along the junction all point to it. We check it on a free inspection and photograph what we find.
If one piece has lifted and the lead is sound, it is redressed, rewedged and repointed. If the lead has split, thinned or been patched with sealant, renewing the flashing is the lasting fix. We tell you which after the inspection.
Lead stays where it is dressed, works tight to every tile and brick and moves with the building. Flashing tape and sealant crack away from the brick as the chimney and roof move, and the leak comes back.
It is a lead gutter formed behind the stack, on the uphill side. It catches the water running down the roof and turns it round the chimney. A missing or failed back gutter is a common cause of leaks on wide stacks.
Our 2026 roof repair cost guide puts a lead flashing repair at a chimney or abutment at £200 to £500. Your fixed price, including any access needed, follows the free inspection.
