Why take it down

A Chimney You Do Not Use Still Costs You

Plenty of homes in Windsor and Berkshire have chimneys that have not seen a fire in decades. The fireplace was blocked up, a boiler went in, and the stack was left standing on the roof. It still needs repointing, it still has flashings that fail and pots that crack, and it is still the most exposed thing on the house.

Taking it down below the roof line ends all of that. The reasons homeowners ask us to remove a stack:

  • It needs expensive work: repointing, a rebuild or new flashings on a chimney nobody uses
  • It leaks where it meets the roof, and has done for years
  • It is leaning or cracked and has become a safety worry in high wind
  • A loft conversion or re-roof is planned, and the stack is in the way

Before we quote, we check whether the flue is still in use, whether the stack is shared with next door and if your street is in a conservation area. Each of those changes what can be removed and how.

How we do it

Taking a Chimney Down, Step by Step

A stack comes down by hand, a course at a time. The part that matters most is how the roof is made good afterwards.

01

Access and Protection

Scaffold with edge protection up, the flue checked, and the loft below protected from dust and debris.

02

Down by Hand

Pots and flaunching off first, then the stack taken down course by course to below the roof line, debris cleared as we go.

03

Close the Opening

The opening is capped, then decked, felted and battened to tie in with the roof around it.

04

Tile to Match

Tiles or slates laid to match the existing roof so it reads as one surface, and the loft tidied up.

Making good

A Roof That Looks Like the Chimney Was Never There

The difference between a good chimney removal and a bad one is visible from the street for years. Done badly, there is a patch of mismatched tiles where the stack used to be, a dip in the roof line, or a leak where the new section meets the old.

We close the opening as part of the roof, not as a patch on top of it. New timbers go in to carry the deck, then felt or breathable membrane is lapped under the existing felt around the opening so water runs over the joint, not into it. New battens are set to the same gauge as the rest of the roof, and the courses are tiled or slated straight through, matched in colour and profile. On older roofs that means sourcing reclaimed clay or slate so the repair blends in.

If the chimney breasts inside are coming out as well, that is structural work, and it needs Building Control sign-off and support designed for what is left above. We tell you that at the inspection, before you commit to anything.

What Chimney Removal Costs, and What to Check First

No two stacks are the same, so chimney removal is priced on inspection rather than from a table. The height and size of the stack, how far below the roof line it comes down, the covering that has to be matched and the access all set the price. You get a fixed written quote that covers the take-down, the make-good and the scaffold, and the price we quote is the price you pay. For comparison, our roof repair cost guide lists the guide prices for the chimney repairs a removal saves you from.

Three things to check before a stack comes down:

  • Is the flue in use? A working fire, stove or boiler flue cannot be removed without a replacement plan.
  • Is it shared? On semis and terraces the stack is often shared with next door, and party wall rules apply.
  • Is it in a conservation area? Removing a stack visible from the street there can need council approval, so check first.

We flag all three at the free inspection, so there are no surprises later.

Making a roof good after a chimney comes down uses the same skills as a re-roof: new felt, new battens fixed to gauge and tiles laid to match. This Kingston upon Thames re-roof across three elevations shows the standard our own team works to. Every photo is from the job.

FAQs

Chimney Removal Questions, Answered

Yes, removing the stack down to below the roof line is a roofing job. If the chimney breasts inside are coming out as well, that is structural work that needs Building Control sign-off and proper support for what remains, and we tell you that before you commit.
On most houses a stack can be removed without planning permission. In a conservation area, or on a listed building, removing a stack visible from the street can need council approval, so check before it comes down. If the stack is shared with next door, party wall rules apply. We flag all of this at the inspection.
It is capped, decked, felted and battened to tie in with the roof around it, then tiled or slated to match. Done properly, you cannot tell from the street that a chimney was ever there.
Often, if the chimney no longer serves a fire or boiler. A removal is a one-off cost that ends repointing, flashing and pot repairs for good. We price both options in writing so you can compare.
It is priced on inspection because every stack is different. The size of the stack, how far down it comes, the covering to match and the access set the figure. You get a fixed written quote, and the price we quote is the price you pay.
