Why stacks need repointing

The Mortar Goes Before the Brick

A chimney stack stands above the roof with nothing to shelter it. Rain hits it from every side, frost works into it all winter, and on a working flue the heat dries it out and the cold soaks it again. The mortar between the bricks takes the worst of it. Over time it softens, cracks and falls out, leaving open joints that let water straight into the stack.

Once the joints are open, rain soaks into the brickwork and tracks down inside the stack. It shows up indoors long before anyone looks at the chimney:

  • Damp patches on the chimney breast, upstairs or down, that grow in wet weather
  • Stained or peeling wallpaper beside the stack
  • Mortar and grit in the fireplace or on the loft floor around the stack
  • Open, recessed joints you can see from the street with binoculars
  • Bricks crumbling or flaking where frost has got into wet brickwork

Repointing in time stops it. Left too long, frost breaks the bricks themselves and the job becomes a rebuild.

How we do it

Repointing a Chimney Stack, Properly

A smear of new mortar over the old joints washes out in a couple of winters. This is the full job.

01

Safe Access

Scaffold set up so the stack can be worked on safely from every side, with the roof below protected.

02

Rake Out

The old mortar is raked out to a proper depth, so the new pointing has something solid to key into.

03

Repoint

Joints filled and pressed home in a mix that suits your brick, then finished to shed water off the face.

04

Check the Top

We check the flaunching, the pots and the flashings while we are up there, and photograph it all for you.

The right mix

Why the Mortar Mix Matters on an Older Chimney

Many chimneys in Windsor, Eton, Richmond and Twickenham were built from soft, handmade bricks laid in lime mortar. Those stacks are designed to let moisture in and out through the mortar joints. Repoint them in a hard cement mortar and the water can only get out through the brick, so the brick faces start to crumble and flake while the new pointing stays perfect.

So we match the mortar to the brick. Softer, lime-based mixes for older soft bricks, so the mortar stays the part that weathers and gets renewed, not the brick. A suitable modern mix for harder, later bricks. And a finish to the joint that matches the rest of the house.

Repointing is the right time to sort the rest of the stack too. Cracked flaunching, loose pots and lifted flashings are all fixed from the same access, which saves you paying for it twice.

Cost

What Chimney Repointing Costs

Our roof repair cost guide puts chimney repointing at £300 to £800 for 2026, with the price depending on the size of the stack and the access. A small single-flue stack on a bungalow sits at the bottom of that range. A tall, multi-flue stack on a three-storey terrace that needs full scaffolding sits at the top.

Access is the biggest single factor, and we never scaffold a job that does not need it. Where scaffolding is needed, the quote says so plainly and prices it openly.

If the bricks themselves have failed or the stack is leaning, repointing will not fix it and a partial or full rebuild is the honest answer. And if the chimney no longer serves a fireplace, ask us about chimney removal, which ends the maintenance for good. You get the right recommendation in a fixed written quote, with photos.

Real work

Proof: Working Around Chimney Stacks in East Ham

This East Ham re-roof had chimney stacks, hips, valleys and a roof window all on one roof. Our own team set out the membrane and battens tight to the stacks and cut and fitted the tiles around them, with lead dressed in at the junctions. Every photo is from the job.

Chimney Repointing Questions, Answered

Look for damp on the chimney breast that grows in wet weather, mortar or grit in the fireplace, and open or crumbling joints on the stack. From the street, binoculars show how deep the joints have weathered. We check it on a free inspection and photograph it for you.
If the damp is coming through open mortar joints, yes. Damp on a chimney breast also comes from failed flaunching, a missing cap on an unused flue or a failed flashing, so we check all of them and fix the actual cause.
Every face of the stack has to be reached safely, so most repointing needs scaffolding around the stack. We use the lightest access that does the job safely and price it openly in the quote.
On older stacks built with soft, handmade bricks, a lime-based mix lets the stack breathe and protects the bricks. On harder, later bricks a suitable modern mix is right. We match the mortar to your brick.
Our 2026 roof repair cost guide puts chimney repointing at £300 to £800, depending on the size of the stack and the access. Your fixed price follows the free inspection.
