Why concrete

The Best-Value Roof for Most Family Homes

Look along almost any street of post-war semis and detached homes in Slough, Maidenhead, Bracknell or Ascot and most of the roofs are concrete tile. There are good reasons for that. Concrete tiles are hard wearing, take frost well, come in a wide range of profiles and colours, and cost less to supply and lay than clay or slate.

Most concrete tiles on these homes are interlocking: each tile has channels along the side that lock into its neighbour, so the roof sheds water reliably with a single lap. That makes them quicker to lay and lighter on the timbers than a double-lapped plain tile.

The profiles you will see most:

  • Double Roman and similar: the rolled profile with a raised roll down each tile
  • Flat or slate-profile: a clean, modern line that suits newer homes and extensions
  • Plain concrete tiles: small, double-lapped tiles that give the look of a plain tile roof for less

We match the profile and colour to your existing roof for repairs, or to the neighbouring houses for a full re-roof, so the new roof sits right on the street.

How we build it

How a Concrete Tile Roof Goes On

A cheap concrete re-roof and a good one use the same tiles. The difference is everything underneath.

01

Scaffold and Strip

Full scaffold with edge protection, then the old tiles, battens and felt come off and are cleared from site.

02

Membrane and Battens

New breathable membrane lapped across every slope, then treated battens fixed to the gauge of your new tile.

03

Tile and Fix

Tiles laid and mechanically fixed to current standards, cut cleanly at hips, valleys and verges.

04

Dry Ridge and Hips

Ridge and hip tiles clipped and screwed onto a ventilated dry system, so there is no mortar to fail.

Done once, done right

What Makes a Concrete Roof Last 40 to 60 Years

Concrete tiles themselves are tough. The things that shorten the life of a concrete roof are the parts that get rushed: undersized battens that sag, nails left out on an exposed slope, verges and ridges bedded in mortar that cracks within a decade.

On every concrete tile roof we build, the battens are new, treated and fixed to gauge, the tiles are fixed to the current British Standard for tiling and slating, and the ridge and hips go on a dry system that is clipped and screwed rather than bedded. On gable ends we fit a dry verge, so the edge tiles are held by a mechanical cap instead of a strip of mortar.

Our Hampton re-roof is a good example: new interlocking concrete tiles in a brown-red finish, a dry ridge and hip system, and a flat garage roof rebuilt in the same visit under one scaffold.

Cost and lifespan

What a Concrete Tile Roof Costs

Our new roof cost guide puts concrete tiles at £80 to £120 per square metre supply and fit for 2026, with a typical lifespan of 40 to 60 years. By property: a 2-bed terrace is £5,500 to £8,000, a 3-bed semi-detached £7,000 to £11,000, a 4-bed detached £10,000 to £16,000 and a bungalow £8,000 to £13,000. Those figures include scaffolding, strip and disposal, new membrane and battens.

Roofs with several valleys, dormers or chimneys sit towards the top of each range. The guide also notes South West London prices run 10 to 15 per cent above Berkshire, mainly down to access and parking.

If your concrete roof is sound and the problem is a few cracked or slipped tiles, that is a repair, not a re-roof, and the roof repair cost guide puts one to five tiles at £150 to £400. We tell you which one you need after a free inspection, with photos.

FAQs

Concrete Tile Questions, Answered

Our new roof cost guide gives concrete tiles a lifespan of 40 to 60 years. How long yours lasts depends as much on the battens, fixings and ridge underneath as on the tiles, which is why we renew all of them on a re-roof.
Yes. Concrete tiles come in many profiles and colours, and we match the profile and colour to the neighbouring houses or to your own existing roof so the new roof sits right on the street.
Concrete is the better-value choice for most modern family homes and costs less per square metre. Clay costs more, lasts longer and suits period homes. We look at the house and the street and recommend the right one in writing.
On a full re-roof, yes, as long as the new tile suits the pitch of your roof and the timbers carry it. We check both at the inspection. A switch to a heavier tile is the one to talk through first.
Our 2026 new roof cost guide puts a 3-bed semi-detached in concrete tile at £7,000 to £11,000, including scaffolding, strip and disposal, new membrane and battens. Your fixed price follows the free inspection.
