Why clay

The Tile That Gets Better With Age

Clay tiles are fired from natural clay, so the colour runs right through the tile instead of sitting on the surface. They do not fade the way a coloured concrete tile does. They mellow, and twenty years on a clay roof looks settled and warm rather than tired.

That is why clay is the original covering on so many Victorian and Edwardian homes in Windsor, Eton, Richmond and Twickenham, and why it is the right choice when one of those roofs needs replacing. A clay roof keeps the character of the house and of the street.

There are two main types:

  • Plain clay tiles: small, flat tiles laid double-lapped, so every point on the roof is covered by at least two layers. The classic look of period roofs, and the most detailed to lay.
  • Clay interlocking tiles: larger tiles that lock together at the sides, faster to lay and lighter on the timbers, with the same natural colour.

Handmade clay tiles have a slightly uneven, textured face. Machine-made tiles are crisper and more regular. We help you pick the one that suits your house.

How we build it

How a New Clay Tile Roof Goes On

The tiles are the part you see. The layers underneath decide how long a clay roof lasts.

01

Strip and Check

The old covering, battens and felt come off and every rafter is checked before anything new goes on.

02

Felt and Battens

New breathable membrane across every slope, then new treated battens set to the exact gauge of your clay tile.

03

Lay the Clay

Tiles laid course by course with the right lap, cut neatly at valleys, hips and dormers, and fixed to current standards.

04

Lead and Ridge

Lead flashings dressed by hand at chimneys, walls and dormers, then the ridge fixed and the site swept clean.

The detail that lasts

Clay Roofs Live or Die at the Junctions

A clay tile roof on a period house is rarely one plain slope. It has dormers, bays, chimneys, valleys and walls running through it, and each of those is a place where water tries to get in. The tiles will outlast almost everything else on the house. The junctions decide whether they get the chance.

So we spend our time where it counts. Lead is cut, dressed and wedged in at every abutment, with soakers under the tiles where a wall rises through the roof. Tiles are cut to sit tight at the valleys and around dormer cheeks, not left with gaps filled with mortar. Where a flat section or a bay roof meets the clay, it is detailed so the two work together.

On our Richmond job that meant new lead flashings on every junction and a new flat roof section renewed in the same project, so the whole house was brought up to one standard in one visit.

Cost and lifespan

What a Clay Tile Roof Costs, and How Long It Lasts

Our new roof cost guide puts clay tiles at £95 to £140 per square metre supply and fit for 2026, with a typical lifespan of 60 years and more. By property, a 3-bed semi-detached in clay is £8,500 to £13,000, and a 4-bed detached is £12,000 to £18,500, including scaffolding, strip and disposal, new membrane and battens.

Clay costs more than concrete up front, and you get that back in two ways: a roof that lasts decades longer, and one that keeps its colour and adds to the look of the house rather than flattening it.

Not every clay roof needs replacing. If the tiles are sound and the problem is a few cracked tiles, a slipped course or a failed flashing, we repair it and match the tiles, using reclaimed clay where a period roof needs it. See our roof repair cost guide for those prices. You get the honest recommendation in a fixed written quote.

FAQs

Clay Tile Questions, Answered

On a period home, yes. Clay keeps its colour for life, our new roof cost guide gives it a lifespan of 60 years and more against 40 to 60 for concrete, and it suits the character of older streets. On a modern house concrete is the better-value choice, and we tell you which fits yours.
Yes. For repairs we match the size, colour and texture of your tiles, using reclaimed handmade clay where a period roof calls for it. For a full replacement we help you choose a new clay tile that suits the house and the street.
Plain clay tiles laid double-lapped make a heavier roof than most single-lap tiles, because every point is covered twice. Clay interlocking tiles are lighter. We check the rafters when the roof is open and tell you before any tile goes on if anything needs strengthening.
We work on period homes across Windsor, Eton, Richmond and Twickenham, matching clay like for like. If your home is listed or in a conservation area, check with the council before a full replacement. We flag it at the inspection if your street is covered.
Our 2026 new roof cost guide puts clay at £95 to £140 per square metre, or £8,500 to £13,000 for a typical 3-bed semi, including scaffolding, strip, membrane and battens. Your fixed price follows the free inspection.
