Why Redland

Why the Redland 49 Is on So Many Roofs

Redland is one of the best-known names in British roof tiles, and the Redland 49 is one of the most widely used concrete interlocking tiles in the UK. If your home was built or re-roofed in the last few decades in Windsor, Slough, Maidenhead or South West London, there is a good chance it is a Redland tile on top.

The 49 earns its place in three ways:

  • It interlocks: each tile locks into the next along its edge, so the roof sheds water reliably and holds firm in wind rather than relying on overlap alone
  • It looks clean: a regular, even profile that suits most suburban homes without fuss
  • It is good value: a proven tile at a concrete tile price

It comes in a range of colours. On our Surbiton job the homeowner chose brown/red, which sits naturally alongside the brick and tile of the street. We help you choose a colour that matches the house and the neighbours.

How we fit it

A Redland Re-Roof, Start to Finish

A Redland tile is only as good as the roof it is laid on. This is how we build one.

01

Inspect and Quote

Cornelius inspects the roof himself, photographs it and gives you a fixed written price for the whole job.

02

Strip to the Rafters

Old tiles, battens and felt off, rafters checked, and anything rotten made good while the roof is open.

03

Build It Back

New breathable membrane and treated battens set to the Redland gauge, then the tiles laid and fixed course by course.

04

Finish and Tidy

Dry ridge, fresh flashings and a clean site, with the finished roof backed by our workmanship guarantee.

Redland repairs

Matching a Redland Tile for a Repair

Because Redland tiles are so common, a lot of the repairs we carry out are on Redland roofs: a cracked tile from a falling branch, a slipped course on an exposed slope, a run of tiles lifted in a storm. The good news is that current Redland profiles are easy to source, so a repair blends in.

The catch is age and colour. A Redland roof that has weathered for twenty or thirty years will not be quite the same shade as a new tile from the yard. On a repair in the middle of a slope we take sound tiles from a less visible spot, such as behind a chimney or on a rear slope, use those where the repair shows, and put the new tiles where they do not.

Interlocking tiles also have to be refitted in the right order, because each one locks under its neighbour. We lift the surrounding tiles, refit the course properly and fix it, so the interlock does its job again.

Cost

What a Redland Roof Costs

The Redland 49 is a concrete interlocking tile, so it sits in the concrete tile pricing in our new roof cost guide: £80 to £120 per square metre supply and fit for 2026, with a 3-bed semi-detached at £7,000 to £11,000 and a 4-bed detached at £10,000 to £16,000. Those prices include scaffolding, strip and disposal, new membrane and battens.

The colour you choose does not change the price much. What moves it is the size of the roof, how many hips, valleys and chimneys it has, and the access. Every quote is written and fixed, and the price we quote is the price you pay.

For a few cracked or slipped Redland tiles, the roof repair cost guide puts one to five tiles at £150 to £400. If repairs are stacking up year on year, compare that against a re-roof before spending again.

FAQs

Redland Tile Questions, Answered

Yes. Current Redland profiles are easy to source. To hide the difference in weathering, we move sound old tiles to where the repair shows and put new ones where it does not, then refit the interlocking course properly.
The Redland 49 comes in a range of colours. Our Surbiton job used brown/red to sit with the brick and tile of the street. We help you choose a colour that suits your house and your neighbours.
Yes. As a concrete tile it sits at £80 to £120 per square metre in our 2026 new roof cost guide, against £95 to £140 for clay and £120 to £180 for natural slate.
