Why Old Roof Felt Fails, and How to Spot It

Under every tiled or slated roof there is a second line of defence: the felt, or underlay. Tiles shed most of the rain, but wind drives some of it up and under them, and the felt catches that water and carries it down to the gutter. When the felt fails, your roof leaks even with every tile in place.

Older homes across Windsor and Berkshire were felted with black bitumen felt. Over the decades it dries out, goes brittle and sags between the rafters. Then it tears, and the tear sits exactly where the water runs.

You can check it yourself from the loft with a torch:

  • Ragged, torn or crumbling felt between the rafters, especially near the eaves
  • Felt hanging in loose bellies instead of running taut
  • Daylight showing through gaps, or tile undersides visible where felt should be
  • Water staining on the rafters or wet patches on the insulation

How it is done

How Roof Felt Replacement Works

Felt sits under the battens and tiles, so replacing it properly means taking the roof covering off and building it back up.

01

Strip

The tiles or slates, the old battens and the perished felt come off, down to the rafters, with scaffold and edge protection in place.

02

Check the Rafters

With the roof open we check every rafter and the eaves, and make good anything that has rotted before anything new goes on.

03

Membrane and Battens

New breathable membrane is laid and lapped across every slope, then new treated battens are fixed to the correct gauge.

04

Re-cover

The roof is covered again, finished with a dry ridge and fresh flashings, and backed by our workmanship guarantee.

Why breathable

Breathable Membrane Does What Old Felt Never Did

Old bitumen felt keeps water out but traps moisture in. Warm, damp air from the house rises into the loft, meets the cold underside of the felt and condenses, which is how lofts end up with damp timbers and mould even when the roof is not leaking.

Modern breathable membrane stops liquid water coming in but lets water vapour out. The roof space stays drier, the rafters stay sound and the battens last. It is also lighter and tougher than bitumen felt, so it does not go brittle and tear in the same way.

On our recent re-roofs that meant VapR-free membrane in East Ham and Permavent in Fleet. New treated battens go on at the same time, graded and fixed to the right gauge for your tile or slate. Old or undersized battens are the reason tiles slip, so this is the moment to get them right.

Patch or replace

Patching the Felt or Replacing It: What It Costs

If the felt has torn in one small area, under a single leak, we cut back to sound felt and lap in a new piece of membrane as part of a repair. Our roof repair cost guide puts larger partial repairs, such as re-felting a section, at £750 to £2,500 for 2026, and where scaffolding is needed the quote says so.

When the felt has perished across the whole roof, patching is money down the drain. The felt cannot be swapped without lifting everything on top of it, so the right job is a full strip, membrane, battens and re-cover. Our new roof cost guide covers that, with a 3-bed semi in concrete tile at £7,000 to £11,000 including scaffolding, strip and disposal, new membrane and battens.

We will tell you which side of that line your roof is on, with photos from your loft to show you why.

Real work

Proof: What Was Under the Old Tiles in Fleet

From the garden this Fleet roof still looked like a roof. With the tiles off, the old underlay had gone brittle and torn and the battens were splitting at the fixings. We stripped it to the rafters, laid new Permavent breathable membrane and new treated battens, then re-tiled.

FAQs

Roof Felt Questions, Answered

No. The felt sits under the battens and the tiles, so a proper replacement means lifting the covering. Products sold to fix felt from inside the loft do not carry water out to the gutter the way a lapped membrane does, so we do not use them.
It is a modern underlay that stops rain coming in but lets water vapour out of the roof space. That cuts condensation in the loft, keeps the rafters and battens dry and lasts far better than old bitumen felt, which traps moisture and turns brittle.
Look in the loft with a torch. Torn, crumbling or sagging felt, daylight through gaps and water staining on the rafters all mean it has failed. We check it on a free inspection and photograph what we find.
Very close. Because the tiles and battens have to come off, replacing felt across a whole roof means stripping and rebuilding it, so it is priced in our new roof cost guide. A small torn area under one leak is a repair instead.
Yes. Once the roof is stripped, new treated battens graded and fixed to the right gauge are part of the job. Old or undersized battens are why tiles slip, and there is no better time to put them right.
