Why Ridge Mortar Gives Up First

The ridge is the line of tiles along the very top of your roof, and on most older homes in Windsor and Berkshire those tiles sit on a bed of sand and cement. That mortar takes the full force of the weather: sun bakes it, rain soaks it and frost expands the water inside it. After enough winters it cracks, shrinks away from the tiles and starts to wash out.

What to look for from the garden or the street:

  • Gaps or dark lines where the mortar meets the ridge tile
  • Bits of mortar in the gutters, on the path or on a flat roof below
  • A ridge tile out of line or rocking in the wind
  • Damp at the top of a loft wall or on the timber just under the ridge

Left alone, it gets worse fast. Rain runs in at the highest point of the roof, and a ridge tile that has lost its bed can come off in a gale, which is a heavy piece of clay or concrete falling from the top of the house.

How we do it

Rebedding and Repointing a Ridge, Step by Step

A skim of new mortar over the old cracks is not a repoint. This is the full job.

01

Lift

Loose and failing ridge tiles come off and the old mortar bed is broken out right back to the tile below.

02

Clean

Every tile is cleaned of old mortar so the new bed bonds to it, and any cracked ridge tile is replaced with a match.

03

Rebed and Fix

Tiles go back on a new mortar bed and are mechanically fixed as well, not held by mortar alone.

04

Point

The joints between ridge tiles are pointed and finished so water runs off the ridge instead of into it.

The permanent fix

Or Convert to a Dry Ridge and Stop Repointing for Good

Repointing is the right answer on a roof where the look of a traditional mortar ridge matters, such as some period homes in a conservation area. On most other roofs we will offer you the upgrade: a dry ridge system.

A dry ridge fixes every ridge tile with a clip and screw over a ventilated roll, with no mortar at all. There is nothing to crack, nothing to wash out and nothing to repoint in ten years' time. The ventilated roll also lets moist air out of the roof space, which helps keep the timbers in your loft dry.

The current British Standard for slating and tiling, BS 5534, calls for ridge tiles to be mechanically fixed rather than held by mortar alone. A dry ridge does that by design, and it is what we fit as standard on our new roofs. Read more on our dry ridge system page.

Cost and honest advice

What Ridge Repointing Costs

Our roof repair cost guide puts ridge tiles rebedded or refixed at £200 to £600 for 2026, mechanically fixed to current standards. The length of the ridge, the number of hips that run down from it and the access you have are what move the figure within that range.

If only two or three tiles have lost their bed, we rebed those and leave the rest, and you get the smaller price. If the mortar has failed along the whole ridge and down the hips, the honest comparison is between a full repoint now and a dry ridge that will not need doing again, and we price both so you can choose.

Ridges that keep failing on a roof that is also leaking elsewhere are a sign of a covering at the end of its life. We will show you the photos and tell you plainly if you are looking at a ridge repair or a new roof.

Proof: The Mechanically Fixed Ridge in Hampton

On this Hampton re-roof every ridge tile was clipped and screwed down rather than bedded in mortar, so there is nothing at the top of the roof left to crack or wash out. Every photo is from the job.

FAQs

Ridge Tile Questions, Answered

Look along the top of the roof for gaps or dark lines where the mortar meets the tiles, check the gutters and path for crumbs of mortar, and look for a ridge tile sitting out of line. Damp on the timber just under the ridge in the loft is another sign. We check it all on a free inspection and photograph what we find.
On most homes a dry ridge is the better long-term buy, because there is no mortar left to fail and it meets BS 5534 by design. Repointing is still the right choice where a traditional mortar ridge suits the house, such as some period properties. We price both so you can compare.
Not if you want it to last. New mortar spread over a cracked, loose bed has nothing sound to bond to and falls away within a few winters. We lift the failing tiles, break out the old bed, then rebed, fix and point them properly.
The current British Standard for tiling and slating, BS 5534, calls for ridge and hip tiles to be mechanically fixed, not held on by mortar alone. When we rebed a ridge we fix the tiles as well, and a dry ridge is fixed mechanically as standard.
Our 2026 roof repair cost guide puts rebedding or refixing ridge tiles at £200 to £600. A few loose tiles sit at the bottom of that range. A full ridge with hips sits at the top. You get a fixed written price after the free inspection.
