Why tiles slip

A Slipped Tile Is a Symptom, Not the Fault

Tiles do not slide down a roof on their own. Something underneath has let go. On the roofs we look at across Windsor and Berkshire it comes down to one of four things:

  • Rusted nails: old fixings corrode through and the tile is left hanging on its nibs, ready to go in the next gale
  • Snapped nibs: the small lugs on the back of a clay or concrete tile that hook over the batten break with age and frost
  • Rotten or undersized battens: the timber rail the tile hangs on softens, splits or was never thick enough in the first place
  • Wind lift: on exposed slopes a strong gust lifts a loose tile and drops it out of line

You will spot it from the ground as a gap in a course, a tile sitting lower than its neighbours or broken pieces in the gutter or on the path. Do not leave it. That gap puts rain straight onto the felt, and old felt was never meant to be the only thing keeping water out.

How we replace it

How a Slipped Tile Goes Back Properly

Pushing a tile back up and hoping is how it ends up in the gutter again. This is what we do instead.

01

Find Why

We lift the courses around the gap to see whether it is the nail, the nib or the batten that failed.

02

Fix the Batten

A rotten or split batten is cut out and a new treated length fitted, so the tile has something solid to hang on.

03

Refix or Replace

Sound tiles go back with new fixings. Cracked ones are replaced with a matching tile, clipped or nailed into place.

04

Check the Slope

We check the courses either side and above, because one slipped tile is often the first of several.

Getting the match right

A Repair You Cannot Spot From the Street

A replacement tile has to do two jobs: keep the water out, and sit in the roof as if it had always been there. Common concrete tiles are easy to match from current stock. Handmade clay tiles on a period house in Windsor, Eton or Richmond take more work, and we will source a reclaimed tile in the right colour and size rather than drop in the nearest modern one.

The profile matters as much as the colour. An interlocking tile has to lock into the tiles either side and below it, and a plain tile has to sit with the correct lap over the two courses beneath. Get that wrong and the tile looks fine but lets wind-driven rain in sideways. We fit it to the gauge of your existing roof, not to whatever is quickest.

Where the battens under a whole section are tired, we tell you, because new tiles on rotten timber will slip again however carefully they are fitted.

What Slipped Tile Replacement Costs, and When It Is Not Enough

Replacing a handful of slipped or cracked tiles is one of the cheapest repairs on a roof. Our roof repair cost guide puts one to five tiles at £150 to £400 for 2026, including matching tiles and checking the surrounding courses. Clay and period tiles that need sourcing sit towards the top of that range.

Two things move the price: access, because a tile we reach from a ladder costs a fraction of one that needs scaffolding, and what we find under the tile. If the batten has gone, it is replaced as part of the repair and the quote says so.

A slipped tile repair stops being good value when tiles are slipping across the whole roof. That points to fixings or battens failing everywhere at once, and refixing them one by one means paying for the same callout every winter. When we see that, we show you the photos and price both options in writing, a repair and a re-roof, so you choose with the facts in front of you.

Real work

Proof: New Battens to Gauge in Kingston upon Thames

When tiles were failing across three elevations of this Kingston upon Thames roof, a repair was no longer the answer. We fitted new felt and new treated battens to gauge, then new tiles and a dry ridge. Battens set like this are why tiles stay where they are put.

FAQs

Slipped Tile Questions, Answered

Yes. One gap puts rain straight onto the felt, and on an older roof that felt is brittle and tears easily. A single tile is a small, cheap repair. Leave it for a winter and you are paying for wet timbers and a stained ceiling as well.
We match colour and profile to your existing roof. Modern concrete tiles come from current stock. For handmade clay tiles on period homes we source reclaimed tiles of the right size and colour so the repair blends in.
Repeat slipping means the fixings or the battens are failing, not the tiles. Rusted nails, snapped nibs and rotten battens let tiles slide again however carefully they are pushed back. We lift the courses, find which one it is and fix that.
Not for most single tiles. We reach them from a ladder or a tower, which keeps the cost down. Scaffolding comes in when the tile is high on a steep roof or over a conservatory, and if it is needed the quote says so plainly.
We are based at Castle Hill in the town centre, so Windsor repairs are close to home. Book the free inspection and we agree a date with you. If tiles have come off in a storm and water is getting in, call and we make it safe the same day.
